Painting at 6,000 Feet Is Different
Most homes on the Nevada shore of Lake Tahoe sit above 6,000 feet, where UV is stronger, snow sits on decks and trim for months, and the season for exterior work is short. Glenbrook's weather station averaged about 92 inches of snow a year over its record. Stain dries out and fades faster up here, and the prep has to be right the first time because there isn't a second window until next summer.
TRPA color rules
Painting is ordinary maintenance under TRPA's code. Homes close to the shoreline need a subdued, medium-to-dark earth tone for the main color. Most homes aren't affected, and we'll tell you at the estimate if yours is.
Short exterior season
Exterior painting and staining up here mostly happens between late spring and early fall. Booking early in the year gets you a spot in that window.
Decks take the worst of it
Horizontal wood holds snow and water for months. Most decks at the lake need attention every year.
Communities on the Nevada Shore
Incline Village
Our office is on Incline Way, and more of our jobs are here than anywhere else. Wood siding, big decks and a short season to get the outside work done. Incline Village painting
Crystal Bay
Right next door to Incline on the state line, at about the same elevation. We've done exterior painting, interior painting and repairs on Crystal Bay homes.
Glenbrook
The oldest settlement on Lake Tahoe, just up the shore from Zephyr Cove. We offer cabinet refinishing, staining, painting and deck work here. Glenbrook painting
Zephyr Cove, Stateline and Hidden Woods
On the east shore we've done solid-stain exteriors, exterior painting on wood siding, deck resurfacing and interior painting. Zephyr Cove painting
Clear Creek Tahoe
Clear Creek's design guidelines generally don't allow painting wood. Wood cladding gets semi-transparent or semi-solid stain, any change to exterior finishes needs Design Review approval, and an on-site color mockup is required. Exterior staining is a large part of our work at the lake.

Reno-Tahoe Exterior Care PlanSpecialty Coatings: Limewash and Microcement
Limewash and microcement for homeowners who want a mineral, hand-applied look instead of standard paint.
Dock and Pier Painting
Railings, posts and decking above the dock. Paint can't touch the lake, and TRPA measures the water line at the high water mark plus wave action, not where the water sits in late summer. Pilings and anything below the dock deck need a TRPA permit, so we confirm the scope with TRPA before we quote.

Lake Tahoe Painting Questions
Do I need TRPA approval to repaint my house at Lake Tahoe?
Painting is ordinary maintenance under TRPA's code, so most repaints don't involve TRPA at all. Homes close to the shoreline need a subdued, medium-to-dark earth tone for the main color. We'll tell you at the estimate if that applies to your home.
How often should I restain a deck at Tahoe?
Most Tahoe decks need attention every year. Snow, sun and freeze-thaw are hard on horizontal wood. When water stops beading, it's time. Clear and lightly tinted stains wear faster than solid colors.
Do you work with property management companies?
Yes. We work with property managers and HOA management companies around the lake. We deal directly with the manager, keep them updated as the work moves along, and schedule around the owner and the property.
Can you take care of my house when I'm not there?
Yes. Our Exterior Care Plan includes spring and fall visits with washing, window and gutter cleaning and a full exterior inspection.
